The two warehouses sit on about three acres of land, he said.

Henkelman Construction began work on the $1.5 million project in December and it should be completed in May.

The facility's easy access to Interstate 4 make it an ideal location for a distribution warehouse, he said.

"The best feature is the location," he said. "It's about one mile south of I-4."

English has owned the property since 1990, but he was motivated to add the second building when his tenant, Baker Distributing Co., wanted to expand.

Jacksonville-based Baker Distributing Co. is a distributor of air conditioning, refrigeration and heating equipment parts and supplies.

"They were very happy with that location," he said.

The warehouse is also located in an enterprise zone where the city gives sales tax breaks on commercial property to encourage economic growth in the area.

Baker Distributing Co. will use 15,300 square feet, leaving another 15,300 square feet open for leasing. English is in negotiation with a tenant, he said.

Baker's former facility will be renovated to accommodate a retail outlet.
